Until what time can I check in?

Reception is open from 8:00 am to 10:00 pm (from October to March until 8:00 pm).
For arrivals after these hours, we kindly ask you to contact us in advance: we will provide instructions for self key collection.

From what time can I check out?

Check-out is available from 8:00 am to 11:00 am.
If you need to leave before 8:00 am, you may settle the bill the evening before departure.

Is late check-out available?

Yes, subject to availability. A late check-out fee may apply; please ask at reception on the day of departure.

Do you have parking? Is it free?

Yes, we offer free private parking, located inside the property and close to the reception.

Is the swimming pool included in the stay? What are the opening hours?

The panoramic swimming pool is included and open daily from 8:00 am to 6:30 pm, from mid-April to mid-October.
During some private events, opening hours may vary. Please contact us for updated information.

Do you have sea-view rooms?

Yes, we offer 6 sea-view rooms:
3 with lateral sea view on the ground floor (with shared terrace),
1 with lateral sea view on the first floor (with private terrace),
2 with front sea view.

Do you accept pets? Are there additional costs?

Yes, pets are welcome.
A supplement of €15.00 per night applies.
Please inform us at the time of booking.

Can I leave my dog alone in the room?

Preferably not. Dogs may accompany you in all areas of the villa (except inside the pool and poolside areas), but we do not recommend leaving them alone in the room.

Is the property easy to reach by public transport?

Yes. Quercianella train station is just a few minutes’ walk away and is connected to Livorno, Pisa, Florence and other Tuscan destinations.
The bus stop is also very close, about a 2-minute walk away.

Is breakfast included? What kind of breakfast do you offer?

Breakfast is included and served from 8:00 am to 10:30 am in the breakfast room.
Every morning we offer homemade cakes, eggs, bacon, yogurt, cold cuts, cheeses, cereals, dried fruit, fresh bread, gluten-free options and hot drinks prepared on the spot.
Croissants are baked and served warm throughout the service.

Do you offer rooms for families or groups?

Yes, we offer triple and quadruple rooms, perfect for families or small groups.

Is free Wi-Fi available throughout the property?

Yes, free Wi-Fi is available in all areas.

Do you have an on-site restaurant? Is a reservation required?

Yes, we have an on-site restaurant serving Tuscan and Mediterranean cuisine.
Reservations are recommended, especially on weekends and during high season.

How do you manage food intolerances and allergies?

Our chefs are very attentive to dietary needs, including celiac disease, intolerances, allergies, vegetarian, vegan and halal diets.
Please inform us in advance so we can ensure a safe and enjoyable experience.

What are your cancellation policies?

Cancellation policies depend on the selected rate.

Standard Rate – Bed and Breakfast
For stays from April to September, free cancellation is available up to 8 days before arrival.
For stays from October to March, free cancellation is available up to 5 days before arrival.
After these deadlines or in case of no-show, the total amount of the reservation will be charged.
The hotel may pre-authorize or charge the amount 7 or 5 days before arrival.

Non-Refundable Rate
The total amount will be charged at the time of booking.

Is the property accessible for guests with reduced mobility?

Yes, both the hotel and the restaurant are accessible by elevator.
Outdoor areas are terraced and include some steps.

Do you accept credit cards?

Yes, we accept Visa and Mastercard.

Is room service or a minibar available?

All rooms are equipped with a minibar with a dedicated price list.
Room service is available for breakfast, lunch, dinner and aperitifs (a €5 service charge applies).

Do the rooms have air conditioning and heating?

Yes, all rooms are air-conditioned and equipped with heating.

Is the location suitable for romantic stays?

Yes. The villa overlooks the sea and features panoramic terraces and elegant interiors, making it ideal for romantic stays and sea-view wake-ups.

How far is Pisa Airport?

Pisa Airport is approximately 30–40 minutes away by car.
We can suggest trusted NCC (chauffeur-driven car) services in Livorno.

How can I get the best rate?

By booking directly with us, you always have access to the best available rates.
The earlier you book, the better: rates may increase as rooms are reserved.

Is it possible to book directly through the website?

Yes. You can book directly on our official website by clicking “Book your stay” at the top right.
There you can check availability, current rates and choose the room that best suits your needs.

Can I modify a reservation?

Yes, you can modify your reservation by calling reception at +39 0586 491023 between 8:00 am and 8:00 pm
(from April to September until 10:00 pm).
We will help you find the best solution based on availability.
